Calculating legal costs 

There are expenses you need to bear in mind when buying or selling a property in Spain. When you are selling a property there is a 3% tax to pay if you are a non-resident and when purchasing there is a 10% tax to pay on top of the property purchase price.  

We can explain and help you calculate all fees involved in buying a property so you can ensure you have the funds needed. 

Getting a mortgage in Spain 

If you need to get a mortgage in Spain to help fund your property, we can help. The maximum percentage banks will lend is 80%, but we work with several different banks so can offer you various mortgage options. We will also help you go through all the paperwork needed for you to start mortgage proceedings with the bank. 

Architect services 

If you find your dream property but want to know if there’s enough room to build a swimming pool or extend the property, we can introduce you to a professional and experienced architect who will be able to obtain certificates and reports for any building work required. 

Conveyancing 

Managing the legal paperwork involved in the buying or selling of a property in Spain can be complicated. Benigest can do all paperwork on your behalf and complete the process without you having to worry about anything. 

Land Registry 

We can register your property with the corresponding land registry office once it is acquired. 

Property debt checks 

We can take the necessary procedures in order to ensure there are no debts on a prospective property before you buy.

Utility changeovers 

When you purchase a property in Spain, we make sure all utility payments are up to date and there are no outstanding debts before the property is signed for and completed at the notary. We will also help with the changeover of name on the utilities.
